Tenant Charges

There are no charges to view a property with us. Once you have found the perfect property and your offer has been accepted we will start work obtaining references, preparing the tenancy agreement and organizing the logistics for your ‘move-in’ day.

As every tenancy is different and our agreement with some landlords can be different it is best to check with the Lenwell office you are dealing with for a full break down of the costs.

The standard fees for most tenancies are as follows:

Pre-Tenancy (payable when you make an offer to rent)

All fees shown are inclusive of VAT at 20%

Tenancy Agreement / Admin Fee

£250

Reference fees (Including credit checks, bank, guarantor, previous landlord, etc)

£75 per person

Repeat tenant reference fees

No Charge

Guarantor arrangement/ application fees

£75 per guarantor

Check In fee

No Charge

During the tenancy

Fee for renewing tenancy agreement

£75

Checkout fee if paid prior to vacating date

£99

Checkout fee if paid after vacating date

£119

Change of Occupier

In addition to the above fees you will be expected to pay a deposit and the first months rent before you take occupation. The deposit is usually one and a half times the first months rent but check with the Lenwell office you are dealing with to make sure.

Refunds

We aim to be fair in all our dealings with you and understand that things do not always proceed as expected. Where a tenancy does not proceed you can expect us to deal with refunds as follows:

If your offer to rent is not accepted by the landlord you will be entitled to a full refund of the amount paid.

If you fail to movein to the property on the agreed date you will not be entitled to a refund of the amount paid in respect of the Tenancy Agreement , Reference Fees and any Guarantor Fees.

If the references we receive do not match the information you provide on your application form you will not be entitled to a refund of the administration fee and reference fees.

If your references are not accepted by the landlord but do match with the information you have provided on your application form you will be entitled to a full refund of all monies paid.

The tenancy agreement fee covers the administrative costs of creating a contract for the tenancy, as well the administration associated with holding your deposit with The Tenancy Deposit Scheme. The cost of referencing includes checking your credit status, previous employer, current or past landlords, and taking into account any other information to help assess the affordability of your tenancy application. Ordinarily, the check-in fee is covered by the tenant and the check-out fee is covered by the landlord (this can vary) and includes the costs of conducting an inventory.

Properties advertised with 'No Tenant Fees'

To reserve a property you will asked to pay a reservation deposit of an amount equivalent to one months rent. This amount will be used towards your deposit when you move in.

Before moving in you will need to pay the first months rent and where a deposit of more than one months rent is required the difference between the required deposit and the reservation deposit.

Example:

Rent: £500

Deposit required: £750

Reservation deposit paid: £500

Balance due to move in: £750
