This is my last column of 2013 and, as we head towards Christmas and the New Year it is always a time to reflect on the year that has passed and the year ahead.
This year started much like every other in the Newell household with my New Year resolution to lose weight and cut down on the sherry intake going out the window by about mid-January!
January also saw some very pretty but very cold weather and the village was almost cut off from the outside world during the worst of the snow. Fortunately our sense of community ensured that everyone looked after everyone else and I had stocked up on supplies, including Malcolm’s favourite dog food, in readiness.
Watching the television last night it appears as if we may be facing an even tougher winter this year with long periods of cold weather and lots of snow predicted. I shall certainly be taking some time to ensure that my small portfolio of properties are well maintained and unlikely to cause any issues during the coming months.
One thing I have noticed as I get older is that time seems to pass ever more quickly. Autumn seems to have come and gone in a flash and, no sooner were Halloween and Guy Fawkes out of the way then the Christmas decorations appeared everywhere and the shops and homes in the village all look suitably festive.
My friends at Lenwell tell me that 2013 has been a good year for property with strong levels of demand continuing and rental values remaining strong. I am told that the average length of a tenancy has increased and have seen my own properties occupied for increasingly long periods by my tenants in comparison with a few years ago.
Property prices have also started to increase and it is comforting to have both a sensible level of rental income underpinned by capital growth as well. Again my friends at Lenwell tell me that many landlords are taking the opportunity of attractive mortgage rates coupled with increasing levels of equity in their properties to grow their portfolios.
The economic news is getting slowly better and I believe that 2014 will be another good year for the property market and for private landlords who are providing their tenants with well maintained and managed properties to rent. I entrust my properties to Lenwell as I know that they are proactive and ensure that any issues are resolved as quickly as they arise.
This frees me the time to potter around with Malcolm and I am currently preparing the house to welcome my nieces at Christmas. It is always a pleasure to see them. They grow up so fast.
I must plan my big bake in readiness. You simply can’t have too many mince pies at Christmas!
