Next, we search our advertising resources and databases to find the right tenant for you. This is a critical point. We know how important it is for you to find a tenant that you feel confident with. All of our prospective tenants are thoroughly vetted, including credit checks, employment references and bank details. Only when these prove satisfactory are we prepared to enter into a tenancy agreement once the right residence is found.

Our financial accounting is second to none, and we act as a deposit stakeholder to protect your monies throughout the tenancy. Once the tenancy has started, our management department totally manage your property, including:

  • Collection of rent and payment to you.
  • Creation and management of a video inventory at the start and finish of the tenancy to allow confirmation of missing or damaged items. We also conduct periodic inspections to assess the general upkeep.
  • We manage affairs if rental incomes fall behind schedule, and will advise you or any action required.

Rental Valuation for Mortgage Purposes
Rental Valuation for MortgagesAs full ARLA members we are able to provide you with a rental valuation for mortgage purposes. This rental valuation will be completed using our extensive database of properties previously let and will also include a visit to your property. In order to request a rental valuation please email your request direct to: rentval@lenwell.com We will then contact you and arrange a convenient date to visit the property.

The charge for completing a rental valuation is £100 plus VAT and this fee will be fully refunded to you in the event of ourselves letting the property on your behalf. Unfortunately we are unable to provide a ‘desktop’ valuation and must visit all properties prior to providing our valuation.
