Smooth handover with Dunstable Property LetsLenwell Property Services are pleased to announce the purchase of Dunstable Property Lets, expanding their successful property management and lettings business within Dunstable.

Following a smooth handover, Lenwell are keen to build on and improve the service to all landlords and tenants of the business.

Lenwell has been trading for 20 years and has built up one of the strongest portfolios of rented properties in Bedfordshire. The company has been built on the basis of strong customer service and has previously acquired nine other businesses.

Matt Carey - Lettings Manager
Matt has worked for Lenwell since May 2005 during that time he has proved himself to be a key member of the Lenwell team. He is ARLA qualified and a Domestic Energy Assessor and says, ‘I would love to hear from existing customers and new customers. I think the service we provide at Lenwell is second to none and I am looking forward to the challenge of this opportunity.’

Kieron Ayres - Senior Lettings Negotiator
Kieron will work alongside Matt, dealing with new lets and providing continuity of service for existing customers.   He has worked for Lenwell since May 2006 and is fully ARLA Qualified.

Karen Jackson - Office Administrator
Karen will deal with all office administration and will provide a point of contact in respect of any management issues being dealt with by the Luton office.

Lesley Lockyer
We are delighted that Lesley will be working alongside the existing Lenwell team at our West Street Dunstable office.  She will be doing inventories, inspections and viewings.

Will the rent be paid to me in the usual way?
Yes. Our fully computerised accounts department will ensure rent payments are made to you as they are now, and you will receive a detailed statement listing your charges as you do now.  In addition, we have fully automated on-line accounting with copies of your rent statements available for download.

Who do I speak to about my property(ies)?
The administration office will be moving to Lenwell's management offices in Luton, you can call them on 01582 658000.

Is my money safe with Lenwell?
Yes. Lenwell are fully bonded members of ARLA (The Association of Residential Letting Agents), and as an ARLA member Lenwell are protected by bonding insurance similar to that offered by ABTA travel agents. In this way, you can be assured that your funds are secure. We are audited twice yearly and are happy to comply with ARLA's strict code of conduct for our management and accounts reporting.  All deposits are protected through the ARLA backed TDS (The Dispute Service) more details on which can be found at www.thedisputeservice.co.uk.

What is ARLA?

ARLA (www.arla.co.uk) are a professional body for the residential lettings sector in the UK, regulating all of its members with a code of conduct. ARLA members are also obliged to hold professional indemnity insurance (Lenwell holds £500,000).

Will anything change?
The day to day management of your property and letting agreement will now be dealt with at Lenwell's Luton office. The reletting of your property will be handled by your local office as usual.

Can I speak to the Managing Director of the business?

Absolutely, Rob Wellstead is always available to speak to both Landlords and Tenants on his direct line 01582 543677, or email r.wellstead@lenwell.com.  His Personal Assistant Cassandra Godfrey will also assist when Rob is not available.

Will any charges increase?
No. Nothing will change until your Tenant moves out. As and when your Tenant vacates, you will be offered Lenwell's standard terms for property management, similar to the terms offered by Dunstable Property Lets.

How will my property(ies) be marketed?

Lenwell prides itself on its comprehensive and substantial marketing programme.  We take photos of all properties available and advertise extensively in all the main forms of media, as well as producing full colour brochures.  We are very active on internet property portals and have enhanced listings on RightMove. Please be assured, your property will receive maximum exposure enabling us to find the right tenant for your property as quickly as possible.  The acquisition also gives us the opportunity to market your property to a wider audience through our other offices in Luton, Bedford and Northampton.

Is my tenancy agreement still valid?
Yes. However if you do have any concerns then please contact our Dunstable office on 01582 543680 where one of our team will answer any questions that you may have.

Do I need to change my standing order details?
No.Although we plan to migrate standing order payments across to our main Lenwell client account within the next 12 months.
